Our first platform investment in Colombia was made in 2009 and since then we assembled one of the largest portfolios of foreign institutional real estate in the country. To date, we have arranged investments with a development value of $US2.3 billion in residential, retail and office properties.
The housing deficit, the low rates of home ownership, the rise of the middle class and increased household income, coupled with government subsidies, signal new investment opportunities with attractive risk-adjusted returns.
As legacy income producing office properties were progressively sold off to private equity funds, the continued demand for high quality buildings has incentivized the development of single-owned office buildings.
Rising disposable income and an expanding middle class are driving demand and consumption in Colombia. This, and the low penetration of shopping centers, have made retail development an interesting investment opportunity.
